Emotional Support Animals (ESAs) may be allowed on a case by case basis. They MUST be approved by HPI Property Management PRIOR to move-in. According to the law, each animal must be assessed to determine if the property can reasonably accommodate the proposed animal.

HPI Parking is now done electronically through MyVIPParking. It requires registration of the license plates through the application and is approved by HPI. Parking is enforced by Lovett’s Towing Company, whihch is not affiliated with HPI. All violators will be towed at the expense of the owner. Parking passes are $20 for the duration of the annual lease. Guest Parking electronic passes are available for $2.25/night through a tenant’s MyVIPParking account.
Yes, the City of Dekalb has a mandatory crime-free addendum that all tenants are required to sign and abide by. This is included with the standard Lease. A copy of the lease can be found HERE

If there is a good fit, HPI will provide a link to fill out an application and conduct a background check. There is a $40 fee to apply for the Credit and Background Check done by a third party not affiliated with HPI. If the applicant does NOT have a valid SSN, an independent background check will need to be completed for $45. This is a mandatory requirement for HPI to consider the application.
Yes, a credit and civil background check is required by HPI and the City of DeKalb for all tenants.
HPI is responsible for garbage. Garbage bins are available at all sites.
Tenants are responsible for Water / Sewer (City of DeKalb), Gas (Nicor), and Electricity (ComEd). Tenants are also responsible for Internet, which is available independently.
